Our agents participate in a proprietary Brain Trust community forum where we share these types of referrals on a daily basis. So how do you get your company into that conversation? How to Get Your Clients’ Offer Accepted in a Multiple-Offer Situation

When your clients are happy, all is well with the world – you’ll get referrals and repeat business time and again. But how do you make sure they’re happier than everyone else’s clients, especially when you’re facing a multiple-offer situation during a home shortage? Helping Your Clients’ Offer Stand Out There are so many small concessions you can make that many people don’t even think about – and that’s good news for you. You’ll look like a rockstar when your clients are competing with other buyers for a listing and you have a toolkit of brilliant ideas to help them shine. Show the sellers that your buyers are qualified. Instead of an ordinary lender letter, have them get an actual loan pre-approval letter; that shows they’re stronger buyers. Have your clients submit a larger-than-normal earnest money deposit. Let them know that it shows the buyer they’re very serious and that it’s still a part of their down payment.  Tell your buyers to write their best offer. How to Salvage Your Day After a “No-Show”

It happens to the best of us. Someone who’s interested in viewing several homes with you calls, seems very excited, sets up an appointment to meet you… and then never shows up. While it’s really disappointing—and frustrating, particularly if you’ve put other things on hold to work with them—you can still salvage your day and turn no-shows into an advantage. When Your Client Goes AWOL Before you get upset, pick up the phone. Give your clients the benefit of the doubt. If they don’t pick up, leave a polite message. “Hi, Jim. This is Mary. I’m waiting at the house in Cool Springs and I just wanted to check in to make sure you’re okay. I can stick around for a few more minutes, so give me a call back if you can make it. Thanks!” That’s it. Clear, concise and polite. Wait a few minutes; if your client doesn’t call back, you’ve just earned some free time that you can focus on growing your business. Nashville Business Journal Honors Benchmark With Impact Award

Honored this week by the Nashville Business Journal as a Williamson County Impact winner, Benchmark Realty Founder/CEO Phillip Cantrell accepted the award on behalf of his incredible team, the only real estate company named for the honor. Benchmark Realty- All moved in to our new Cool Springs Office

We did it! Thanks to the efforts of the Benchmark team we have successfully moved into our new Cool Springs location, 318 Seaboard Lane, Suite 115.
