Understanding Your Relevance and Value as a REALTOR

In Nashville’s growing market, homebuyers and sellers have myriad options when it comes to selecting a real estate agent. If you can’t quickly articulate what makes you the right agent for your clients, then you may find yourself not only missing out on business but also losing relevance in our fast-moving industry. What You Bring to the Table To agents really looking to take their business to the next level: you must be able to both define and explain your unique value proposition—what sets you apart from other agents in the same market—to your prospective clients. There are several factors that play a part in what makes you a standout agent. Include your years of experience as well as your knowledge and expertise gained both through working in a specific market and through a commitment to ongoing professional development. From there, consider the skills you use to get the job done: negotiation, mediation and contract management to close the deal. What does your perspective offer that those of other REALTORS in your area can’t, and how is that relevant to the individual client you are hoping to work with? Identifying Your Unique Value Proposition Asking yourself the hard questions can [...]

Get The Appraisal You Want

Middle Tennessee is a hot market for new jobs and, as a result, people looking to buy new homes. As Nashville and the surrounding neighborhoods continue to grow, the city is increasingly becoming a seller’s market. While buyers may be willing to pay more for a home, at the end of the day, the appraisal can have a big impact on a sale because a lender will only lend to the appraised value. Although there’s no way to fully guarantee a home’s appraisal value, there are steps you can take to make sure your seller’s property appraises at the highest amount possible. Understanding the Appraisal Process First, it helps to understand what goes into an appraisal so you can better explain the process to your clients. This will help them understand the importance of setting a realistic sale price. Once you have a contract in place, the buyer’s lender will begin by contacting a state-licensed or certified appraiser who will then inspect the home. This may be an interior and exterior review or exterior only. Additionally, the appraiser will research county and city records for the property and market, including recent sales and listings of comparable properties. Once they’ve determined [...]

Nashville Outpaces Memphis, Becoming Tennessee’s Largest City

Nashville isn’t just the nation’s new “it” city. Tennessee’s capital is also now the state’s largest city as more and more people have begun to call it home. The latest census figures were released at the end of May, showing Nashville’s recent boom allowed it to outgrow Memphis, replacing it as the country’s 24th largest city. So what are the numbers? The 2016 population for Music City came in at 660,338 versus Memphis’s 652,717—a difference of 7,671 residents. Total population is expected to increase by 40 percent through 2046, according to a recent report by the Wall Street Journal. Nashville isn’t the only Middle Tennessee town seeing an influx of new people. For the second year in a row, Murfreesboro has been ranked one of the nation’s 15 fastest-growing large cities, with a 4.7 percent population increase last year. Don’t expect things to slow down for Music City anytime soon. Tennessee’s business filings increased during the first quarter of 2017, with Davidson County seeing the largest number of new business filings at 2,395. The state’s employment growth also outpaced the rest of the country at 2.2 percent in March, and in the aftermath of the Great Recession, Nashville has shown [...]

The Top Five Ways to Improve Your Real Estate Business

At Benchmark, we believe in all agents' capacities to become top performers for both themselves and their clients. While there's no one path or secret to success, these five fundamental principles can help you build and grow your business. 1. Manage Your Time The most important resource all agents have is also the one thing mediocre agents waste: Time. Productivity is essential in growing your business, but if you're not using your time wisely, you'll never be as productive as you could be. Your business can suffer as a result. There are 24 hours in a day. No more, no less. Begin each day with a plan-a roadmap for how you intend to use your time-and get started early. It's hard to sell a house if you roll out of bed at 9 a.m. Allow for flexibility in your schedule, but do your best to accomplish regular tasks at the same time each day. This routine will help you stay in control of your productivity. Consider Time Blocking to get the most out of your busy schedule. 2. Prospect Daily Just what are those tasks that you should be doing every day? Prospecting should be at the top of the [...]

Navigating Emotions for a Successful Real Estate Transaction

Buying or selling a home is an emotional experience for everyone involved. While we want those associated emotions to be positive, that’s not always the case. And sometimes, less-than-positive emotions can complicate the transaction. As trusted agents, it’s our job to help our clients navigate the experience with tact and empathy. For sellers, cold feet can stem from a number of places—their father built those walls with his own hands, their children grew up at that dining room table, they put their own sweat and tears into making the house what it is today. For buyers, they may be facing the fear of taking on new debt, or the stress of moving to a new city. When stress and emotions run high, tension and argument can often be triggered and we need to be equipped to manage it. These tips can help you diffuse the tension for a successful transaction: Remembering the Why When emotions are run high, the first step to helping your client work through them is to remind them why they started the process in the first place. Go over the factors that led them to the choice that now is the time to sell, or remind [...]

Tips for Productive Agents: Training Resources & The Benefits of Time Blocking

Every real estate agent knows proper training and continuing education is key to staying at the top of your game and being the best possible resource for your clients. From understanding the legalities of Tennessee property sales to keeping abreast of the latest technologies and productivity techniques, finding the right resources can be overwhelming. At Benchmark Realty, we offer our agents access to a monthly training program with classes ranging from the basics of the Tennessee Association of REALTORS (TAR) electronic forms to programs designed to help our agents become more productive. One of the productivity skills we focus on is time blocking, a time management technique that helps our agents maximize every hour of their day to help them set and achieve their business goals. Step 1: Identify Your Goals Start each day with identifying your number one priority—that single task that can make everything else on your to-do list easier. Maybe it’s pulling together possible new homes for a client or sending out an email to your database to keep yourself top-of-mind. Whatever it is, commit to getting it done without interruptions. Step 2: Structure Your Schedule Around Your Goals Working without distraction can be easier said than [...]
