Bathroom Staging Tip #1: Swap Out Your Dated Fixtures

If the fixtures in your bathrooms are old enough to vote, it’s time to replace them. Head to your favorite home improvement store and look for new faucets, cabinet and drawer hardware, switch plates and light fixtures. You may be surprised at how affordable these things are, and even better, they’re all typically easy to install on your own. If you’re not sure whether you can tackle the task, though, it’s a good idea to call a general contractor who can make the upgrades for you.

Bathroom Staging Tip #2: Regrout the Tub

Old grout in your shower or tub can make your home look dilapidated, so it’s worth going through and re-grouting where necessary. This is definitely a DIY job, but if you’re not sure where to start, there are plenty of YouTube videos that can give you the guidance you need. (Here’s one!)

Bathroom Staging Tip #3: Scrub Everything

Before you list your home for sale, scrub your bathrooms (and every other room in your home) from top to bottom. Although it’s entirely possible that buyers won’t notice how hard you worked to scour everything, they’ll almost certainly notice areas you missed.

It’s important to clean your bathrooms thoroughly for several reasons, and one of the most important is that by doing so, you show buyers that your home is neat and easy to maintain. It also shows buyers that you care about the space and do what it takes to maintain it.

Bathroom Staging Tip #4: Remove Personal Items

Prospective buyers don’t want to see your personal items in the bathroom. That includes clothing, toiletries and used towels. Ideally, you’ll be able to make your bathroom look like a bathroom in a model home.

And one side note on the towels: remove your everyday towels and replace them with brand new ones. Don’t use them; in fact, you should only take them out for showings, when you remove your everyday towels. There will be plenty of time for you to enjoy these towels in your new home, but for now, they’re just for show.

Bathroom Staging Tip #5: Add Luxury Touches

Small luxury touches can make a huge difference in the way prospective buyers feel about your home. In the bathroom, the best luxury touches include unlit spa candles, apothecary jars and live plants. If there’s room for seating in your bathroom, think about adding a small bench or stool. You should also add rolled towels in a basket, sculpted and scented soaps, and any other luxury touches that you think can benefit the space. One word of caution, though: Don’t add anything that makes your space appear cluttered.
