As Realtors®, we all know that our clients need to trust us. They need to have faith in our abilities not just as their representatives in a real estate transaction, but in our knowledge of the area and our expertise in everything real estate.
Once a New Client Finds You Online, the Ice is Already Broken
If you’re like many Realtors, your first contact with potential clients happens online. That’s why you need to make your first impression consistent across all mediums—and it’s why you need to put special focus on your website.
Is your site clean, easy to navigate and filled with useful information? Can potential clients tell that you’re a real person with a real personality when they’re surfing your site?
That’s absolutely essential in this business. You have to give them what they need in a friendly, personable way… and you need to deliver it within seconds.
Breaking the Ice with an Ad Call
Let’s say a client calls you based on one of your ads. You already have one thing going for you: they liked what they saw, and you just have to keep that momentum going.
Are you always ready to talk when you answer the phone? Are you prepared to do exactly what you need to do in order to make a favorable first impression?
The secret is knowing when to listen… and we’ll tell you that you should be listening 90 percent of the time, asking questions 5 percent of the time, and talking 5 percent of the time. You know your job, and you know what you provide is a valuable service; potential clients will know that, too, when you demonstrate your listening skills. That’s what really sells you as a Realtor.
Phillip Stanhope, Earl of Chesterfield, said it best: “Many a man would rather you heard his story than granted his request.”
