Google loves video and so does Benchmark agent Jim O’Dowd. Always in search of new and unique marketing avenues when selling homes in the Nashville area for clients, O’Dowd was inspired to consider video home tours at a Benchmark monthly agents meeting.
Benchmark CEO Phillip Cantrell is a firm believer of continuing education and helping his agents stay on the cutting edge of technology by hosting monthly Master Mind meetings.
O’Dowd said he was intrigued by the video concept.
“I immediately recognized the value of full motion video over a slide show when listing a home for sale. It’s a well-known fact that over 90% of buyers first see a listing on the Internet and we don’t get a second chance to make a great first impression. I’m committed to using smart technology to enhance the marketing position of all my clients,” O’Dowd said.
Although more expensive than the previous real estate photography company he used, O’Dowd decided to give video a test run.
“Six months ago in a great location in the Temple Hills area of Franklin, we did this video home tour followed by an open house. Within three days, we had a full price offer. The response was incredible and I’ve now used them on a second listing,” O’Dowd says.
When working with clients, O’Dowd says he makes it clear that it is a team effort. “If I get a 100% commitment from clients, I pay to bring in a professional stager and then we video tape the home. The seller has to be on board with my recommendations and the results speak for themselves,” O’Dowd explains. Here’s a look at O’Dowd’s latest video listing.
The most recent listing went on the market December 18 for the homeowners needing one level living. It sold in 31 days in the dead of winter during the holiday period and earned multiple offers.
